Grosvenor Square

Mayfair’s Grosvenor Square is one address where people have always been prepared to pay a premium and yet when compared to other notable London garden Squares it appears undervalued for such an internationally known address. It is one of few places where flats in excess of 3,500 square foot exist and flats overlooking the Square’s gardens rarely become available, although one recently sold privately for a price in excess of £900 per square foot.

In one of Mayfair’s few mansion blocks, a refurbished apartment Wetherell were marketing for sale at £1,835,000 sold last month at a price equivalent to £785 per square foot. Whilst a record price for the building, Wetherell estimate that prices in the building have increased approximately 12% in the last year.

More Choice, Higher Prices

With a greater number of properties now coming to the market compared to the beginning of the year and the central London market continuing it’s inexorable rise, Wetherell believe that the next few months will be an opportune time to purchase (even with an election on June 7th and the possible doubt about the pending Homes Bill being implemented).
