Mayfair Property Report

The Mayfair housing market is historically approaching the busy time of year with longer lighting hours, warmer viewing weather and a renewed spring in the step of the potential buyer.

Market Update

This year’s buying season started unseasonably early and to be exact, started on the 2nd January 2002! Buyers had held off for the last quarter of 2001 and most sellers refused to entertain low offers submitted by the opportunists in the market subsequent to September 11th.

However low interest rates have stimulated the market, both for those with cash in the bank returning a pitiful amount and speculators who can borrow so reasonably. Combined with a backwash of available property from the previous quarter and a lack of new property coming on in the first quarter of 2002, the market took off at the beginning of 2002.

Spring into Mayfair

One of the most requested requirements of a potential buyer of a home in Mayfair is the wish for some outside space and unfortunately the usual response from the estate agent is that it is a very rare commodity indeed! It is therefore fortuitous that this year Wetherell can presently offer 7 houses and 7 apartments, ALL WITH outside space!

Houses – with outside space

Two unmodernised houses back onto the private gardens of Culross Street, a “Hidden House” of nearly 4,000 sq.ft. on a 99 year lease at £2 million and a freehold Georgian house of nearly 5,000 sq.ft. for £3 million. Two brand new townhouses are being built in Culross Street with private gardens, garaging and lifts at £2.95 million each on new 99 year leases.

Two freehold houses are for sale both with timber decked roof areas; one in Hertford Street, an imposing newly modernised corner house at £2.75 million for 3,240 sq.ft., the other in Farm Street (the former house of Countess Spencer) is for sale at £3.3 million with lift and air-conditioning.

Flats – with terraces/ gardens

A new development in Upper Brook Street not only offers the highest specification of finish ever offered in Mayfair but also two units have outside space. The garden maisonette has the benefit of grand reception rooms with high ceilings on the ground floor and access to the large private south facing garden. The top floor maisonette is more contemporary in style and has access to a private roof area. Prices are £3 million and £2.75 million for 99 year leases.
A penthouse in Carlos Place is available, again on a 99 year lease with 3 bedrooms and a vaulted reception room for £1.95 million with a private roof terrace and a “penultimate penthouse” with conservatory and terrace is on the market at £1.95 million in Upper Grosvenor Street.
A maisonette in Balfour Mews has its own street entrance, two bedrooms and terrace at the rear for £695,000 and an unmodernised flat off Grosvenor Street, quaintly named Mayfair Chambers, has planning permission for a terrace, with 3 bedrooms at £575,000 although only a 25 year lease.
New to the market is a large 2 bedroom flat in Charles Street, which has stairs to a private roof terrace and available on a 999 year lease.
