June Update


Mayfair Sales Review   More property but more under offer

In the last month 25 properties came to the market, bringing the total number of properties currently for sale to 98 with an aggregate value of approximately £88m. This influx of new properties is mainly attributable to vendors seeing capital values still improving. The summer months have always traditionally been the best time to sell.
Since our May Update, Wetherell’s research shows that in the last month 10 properties with an aggregate asking price of approximately £6m have been sold, of which 9 were flats. However, 22 properties representing some 22% of the market are currently under offer, indicating an increased eagerness from buyers to purchase.This increase in activity is good news for buyers and sellers alike; vendors can achieve good prices which in turn encourages more people to sell and buyers therefore have a greater choice of properties from which to choose.

New Instructions   From gardens to roof terraces

In addition to the four new instructions above, Wetherell have also been appointed agents on a garden flat in North Audley Street with a private patio garden (£239,950), a penthouse with a large roof terrace, double garage and lease over 130 years (£875,000) and a period first floor apartment undergoing refurbishment in Mayfair’s High Street (£895,000).

Rental Market   Demand outstrips supply

The rentals market is very active, with two bedroom flats being in the greatest demand, from both corporate and private individuals. Large apartments with three or four bedrooms are highly sought after, and we are experiencing demand which outstrips supply. A three bedroom, three reception room apartment overlooking Mount Street Gardens has just been let by Wetherell. The first person to see it, a corporate tenant, took it for two years at the quoted rent; evidence that larger flats find tenants readily.
Wetherell are currently marketing three flats in Mount Street, with either two or three bedrooms, furnished or unfurnished, with prices ranging between £700 and £850 per week.

The international residents of Mayfair and visitors are arriving to enjoy The Season, which has started with The Grosvenor House Antiques Fair and continues with Ascot, Henley and Wimbledon.
