The record of records though goes to the former US Naval
offices in Grosvenor Square that have just sold for £250M with
plans for a residential scheme of luxury flats, a great shout of
support for Mayfair values, as it equates to a figure well in excess
of £2,000 per square foot for prime unmodernised stock.

The most frustrating aspect of this market for purchasers is
the “off market deal”. Forget modern selling technology
through the internet and e-mails, the only way to hear about
the availability of a new property is to be in constant contact
with your estate agent. Wetherell data for the first 4 months
of this year indicates that there were 77 sales worth £193M
compared to 156 for the whole of 2006. Nearly half of 2006
deals in a third of the time, so the deals are out there you
just need to know who to talk to!

Purchaser Fatigue

Of the small amount of stock “available” over 30% is under offer
leaving very little to chose from. Wetherell have never known
such a thin market but then again we have also never known such
an exciting one. A word of warning though, low stock, high prices
and constantly losing out to competitive buyers can often wear
out the enthusiasm of the buyers. They might just pack their bags
for summer and wait and see what happens in the autumn.
