The Secret is out! “MAYFAIR REDISCOVERS ITS VILLAGE PAST”, reported a June issue of Britain’s Sunday Telegraph. In a full-page article on the area the paper reported that “some of London’s most stunning buildings are shrugging off their office conversions and becoming homes again”.
Wetherell’s “Mayfair Aficionados” will not be surprised to hear this news. We have been telling you all for many years that Mayfair is London’s No.1 area, but it is always pleasant to hear it from others and especially by the esteemed Telegraph.

“A combination of market forces and government leasehold reform is now reversing half a century of damage. Like some sleeping beauty, Mayfair, which escaped the worst excesses of the 1960s and 1980s office-building boom, can once again claim its place as one of London’s most desirable areas.”

The article reported what we have been saying – “compared with many other parts of London, Mayfair now represents good value for money”. Wetherell recently analysed a cross section of houses in Belgravia, Knightsbridge, Kensington & Chelsea indicating prices up to 25% higher.

“The problem with Mayfair is that we have a limited turnover of property,” says Peter Wetherell. “There is only a small selection of available property for sale and if you are new to the area it is very difficult to assess price on a comparison basis. You need knowledge of past sales to give you the confidence of value”. This has now been made somewhat easier with buyers seeing perceived value through high prices quoted in other central London areas.

Rising Market

With a shortage of property, Mayfair values are set to rise even further as the prices achieved catch up with the surrounding areas. Each sale sets a new record and now is the time for vendors to consider placing their own properties on the market to see if they can create the new record price.

Current property available ranges from one bedroom flats to nine bedroom mansions but with only 121 properties available (98 flats and 23 houses) the buyer has to deal with the 30 different firms of estate agents marketing them!
