February Update


Busy January

Wetherell, along with many other agents, found this January to be the busiest for many a year. Normally a time for people to take stock of their situation and contemplate moving during the year ahead, it would appear that many decided over the Christmas period to move during 1999 which has resulted in an unprecedented number of new enquiries from potential purchasers.So far this year the market has seen few new properties to satisfy this demand; Wetherell therefore believe now is a good time to market your property for sale, before the spring (the traditional time to sell). The Internet

Much is talked about e-commerce and the internet (a solution to a problem that never existed!). Estate agents have not reached the expertise of their American counterparts in selling property over the internet but it is certainly an additional marketing tool, particularly when dealing with the international market.

This is highlighted by Wetherell being recently instructed to sell a flat in Mayfair for a Far Eastern client, who after ‘surfing the web’ ‘hit’ on our web site and thought Wetherell the best estate agent to market his flat, with all correspondence being conducted by e-mail. A day later we received an e-mail from another far eastern client looking for a similar flat. Watch this space….


Rental Market

Again busy, busy, busy. January has been an exceptional month for rentals with good quality properties to let and a high standard of applicants, including good corporate lets and excellent private tenants. The market this year has ranged from one bedroom flats from £450 per week, two bedroom flats up to £1500 per week to four bedroom houses at £2500 per week. However the need for more high quality flats is still required to satisfy the demand from tenants.Therefore good news for Landlords, until the financial markets stabilise, the rentals market can only go from strength to strength. Tenants are also benefiting from the excellent deals around as Landlords want their properties to earn money for them, rather than leave them unoccupied.
